Slate roofing has a good reputation as a long-lasting material. Research suggests that slates can have a serviceable life of 150 years or more if properly maintained.
Like all natural materials, slates can experience changes that make them susceptible to breakage and affect their performance on the roof. Slates can become damaged due to wind uplift, nail fatigue, nails being driven in too far holding the slate too firmly against the sarking felt, or nails not being driven into the sarking enough leaving the bail heads standing proud and can result in slipped, spalled or missing slate tiles.
